'"with space absorption rates increasing, there is less available, and landlords can be choosy,'' says Paul Maass, a broker for Winslow & Co. He says many landlords now refuse to rent to medical professionals unless they are willing to cough up a 25% premium.

One of Mr. Maass' clients recently made a low bid on a medical space on University Place in Manhattan.

The client was eager to negotiate a deal. The owner was not, and simply walked away."
